    However, if you submit the construction plan to build at the same time as the subdivision, you pay at the end of the construction.

    If already on 2 lot, you save on the subdivision cost. You shouldn't need to pay 1 x infra fee, but I recall Brisbane council wrongly/rightly trying to get landowner to pay 1 x infra fee even it's already on 2 lot.
    Though it's already on 2 lot, the services may only provision for 1 dwelling..so need to account for extra cost for additional dwelling.

    I didn't know you can get shower heads like this... I want the same. :)

    Also whatever you do for the bath, I know you'll get something of quality based on your other selections. That's something I wish I bought when I was doing a bathroom Reno in an IP. Better to get high quality bathtub upfront than to regret buying a cheap one later...

    So, it seems that I can save subdivision cost and 1 infrastructure fee.
    I have found that there is overland flow flood on the lots. I read other topics that said that overland flow flood causes subdivision problem. However, if it is not required to subdivide the land, just develop two houses on two lots, is there anything to consider for overland flow flood?

    I very admire your project. You have done a great job.

    Are you staying in Sydney. How do you manage a development in Brisbane? Are you relocated into Brisbane or work remotely with your teams (town planner, surveyors etc)?

    I'm based in Sydney but have good consultants who work with me and are based in Brisbane. I fly to visit my sites at major milestones and everything else is managed via email and phone and conference calls. If you have a good team then everything becomes much easier. All you really need to do is just lead and manage the team.

    Let's just hope the final tender comes back within budget Hehe...getting it back in about 10 days. Hopefully I won't need to make any or too many adjustments. The appliances in the kitchen are all integrated so hope the builder doesn't freak out too much :)

    Yes i won't be losing the Pitt hotplate that's for sure. it's insanely hot! that's just 1 of a few variations but we like that setup best.

    Still waiting on tender, should be back any day now. I have compiled a lists of costs for the subdivision, hopefully I haven't left any out as there are small costs here and there, but certainly the major ones are all here. These numbers have either already been paid, or firm quote provided.

    Subdivision plus demolition

    Council contributions $27,500

    Demolition of building and pool $15,500

    Removal of asbestos $2,000

    Clearing of block $2,500

    New sewer connection to lot 2 $1,500

    New water meter to lot 2 $5,200

    Demolition approval $500.00

    Sediment control $650.00

    Proposal plan survey $770.00

    Contour survey $2,200

    Final survey $3,850

    Plan sealing $2,750

    Titles lodgment $1,650

    BCC compliance fees $1,800

    Energex application $2,200

    Energex new connections $6,050

    Town planning fees $7,000

    TOTAL $83,620

    Excluding the house demo/site clearing, it comes to about 63k for the subdivision cost...

    What include in Town planning fees?

    Does Town planning fees of $7,000 include land survey cost, soil test, town plan drawing, subdivision plan?

    If i can recall correctly it included site assessment, site options for feasibility, subdivision plan, lodgement of plans and addressing council concerns and managing the subdivision.

    about $1150 per m2 turn key, excluding infra and strata fees...
    i block had gentle slope to rear, probably added $10k for storm water pumps + retaining walls/foundations.

    what ya expect for $1150 :p
    it does have steel frame and solar panel which I can promote when selling.
    it is mid specs for the area, but will probably considered cheap/low entry where you're building though. low/mid specs may be good for the area I am building.
    I had visited their showroom and open homes, seems ok with the inclusions...

    Its all good, you know your demographic and market so makes sense. Sometimes I need to remind myself that X is good enough for me to make money even though I'd loooove to put in Y. :)

    You should check out some of the new builds in Rochedale. High end builds looks so spectacular and are selling for $1M plus and is further away from where you are...
