    The above you provide for an estimate subdivision cost
    I believe the subdivision got approved earlier in the year.
    You estimated about total 65k for the total subdivision cost.
    Are you able to provide what the "contingency' cost that you incurred?
    And was the actual close to your estimate for the subdivision?

    Hi @RetireRich101,

    Many of the costs associated with the subdivision DA have been paid and works done though I don't have the exact breakdown with me but I know it is very close to the projected 65k, give or take 2 or 3k max. The only extra contingency I used so far was to get a PM to manage the consultants and see the subdivision through till the end which off memory cost me $2500. Well worth it as it's freed up some of my time to work on other projects.

    I believe the cost for a subdivision is around 55-75k. Your already itemized seems pretty accurate, but this still leaves in 10-15k in contingency unaccounted for... I think they are for services connection..?

    I just got a duplex approved in Logan council. It took less than 5 days under Risk Smart.. It will be strata titled on the end product, so trying to compare the cost difference...

    Yes mate most of the other fees are to QUU for connections, they are actually coming out next week to install them. Yep risk smart is great if your compliant, 5 days is brilliant! What are you planning on doing with your duplex? Do you have a demolition to do?

    demo done last week. construction not yet began. probably sell 1 keep 1 when completed.
    2 metre slope to rear. I was pleasantly surprised to know a pump system for storm water back to street level was approved, and it costed around $1500 per plex...

    That's fantastic mate that the pumps were approved, maybe some precedents already set?

    We were quoted 23k for all demo and asbestos regardless of amount as well as removing 4 hefty stone retaining walls. Do you mind if i ask what you paid? you can pm me if you prefer . thanks mate.

    18k for the house also had asbsetos, but I got him to remove few big trees grinded to stumps and became 23k. my fibro house was just about 100m2, so could be cheaper. price included electricity disconnect, cap off sewerage, concrete driveway...

    your sloping to front, so surface and system stormwater doesn't have an issue?
    I have been ruling out/discard splitter blocks that is sloping to rear to avoid show stopper with neighbour not allowing or solution such as OSD etc that is crazy priced like other post in pc chat.. $2k for a stormwater solution is nothing...

    @RetireRich101 I Just typed a longer response and then it got deleted..always when I'm in a hurry.. I'll reply later on, just about to head to the airport to Brissy to meet with the design team to finalise interiors for this dev. I'll reply tonight.

    Hexagonal feature tile wall with wood vanity, stone top and all black matte tapware in bathroom, Black bone haven on floor and corresponding wall with greyish tile opposite feature wall.

    If the existing house sits on 2 lots. Do I have to subdivide the land or just build 2 houses on each lot after demolishing the existing house?

    No need to subdivide if it's already on 2 lots unless your changing the subdivision lot shape.
