South Australia Land Tax

    Anyone up to speed on SA land tax?

    If you purchase 2 properties in South Australia, 1 wholly owned by me, and 1 wholly by my wife, do you get two land tax thresholds ($353k).

    So, if you bought 2 properties for say $300k each, 1 owned by wife, 1 owned by me, you pay no land tax?

    Just wondering whether there is some ‘related party’ deeming provision that combines holdings?

    Definitely get separate thresholds in SA. So no land tax payable in your example.

    If you owned both of those in both names however, you would have a bill to pay.

    BTW, looking at x2 properties in SA, probably in the Salisbury area. Need something clean in which I can rent from the get go. Steering clear of Elizabeth. Based in Melbourne so plan on doing some weekend flying ins over the next month. Will try to meet if you are available as I would benefit from a chat with someone on the ground. Also keen to see whether Adelaide coffee is as good as Melbourne coffee. Doubt it.

    Some parts of Salisbury can attract the same demographic as Elizabeth.
    The newer more expensive Salisbury properties can attract a better demographic (sometimes).
    Landlord insurance is essential.

    Thanks for the response Xenia. I am looking for a reasonably neat property on a 700-800 SQM block. Do not really want to renovate. Want to buy and rent straight away. Prices appear between $300-$350k.
