Hi, I have found a property I am interested in purchasing. I have made a verbal offer. I have just been called and informed that the vendor will be accepting an offer made today unless another offer will be made and contract signed by 5pm tomorrow. Can anyone reccomend a solicitor/conveyancer that is open over the weekend to look over the contract and advise me? Many thanks Shane
@Shaneo78, what Special Conditions have you discussed with the REA and/or vendor? Can you add a Solicitor Review clause?
Thanks for the replies. Buying in Melbourne. I have discussed subject to building/pest and finance clauses.
Are you looking for someone to just review a fairly standard Vic contract or are you looking to put in some tricky clauses that need correct wording? If it is the former, could you kindly ask some of our forumites that are in the Vic market, @JacM , @MTR , @sash (and others that my tired mind has overlooked) to review the contract for you?? Or, as @kierank says, put in a solicitor review clause.
Solicitors/lawyers work very hard weekdays and it is mentally taxing work. They need weekends off to recharge and spend time with family and loved ones. Some probably make too much money to work weekends . Anyway, as I wrote earlier, put in a solicitor review clause. I always do - I never had a vendor reject it; it is only a 5 day review period. Can never have too many "get-out-of-jail" cards .
Thanks Kierank. I thought it was a long shot to find a solicitor on the Weekend. What do I write for a solicitor review clause? This will enable me to terminate the contract if my solicitor find something unfavourable?
I would suggest you just wait till monday morning and find a solicitor before you get yourself into some trouble.
Thanks Terry - I think I will do that. If the property is sold today I will just find another suitable property.
@Shaneo78 you're not going to find a conveyancer over the weekend, I've dealt with hundreds and have yet to find one that working on a weekend as part of their advertised hours. Keep in mind you do have a 3 day cooling off period in Victoria. You can make an offer and have it accepted today. You can change your mind on the purchase for any reason you like up until 5pm on Wednesday. This gives you plenty of time to have the contract reviewed by a conveyancer. You'll find information about the cooling off period on the front page of the standard Victorian REIV contract.
I don't do conveyancing in Victoria but should still be able to help. email me at [email protected] and I will have a quick look for you.
