    Have you had a look at hillsbourough? Recent sale

    5bhk 700 plus land ( batlex)
    Cths cps

    they were asking 2.2 went for 1.99 that was like after lot of pull - it was struggling beyond 1.93

    but I agree cherrybrook is getting crazy

    High voltage wires - usually 20-30% discount versus similar houses. If you are willing to live under or close to high voltage wires, you may still be able to score a freestanding house under $2m in Cherrybrook.

    Property boundary is around 10 meters from 132kv high power transmission line. Most banks wouldn’t want you within 100m of such powerlines.

    Hillsbourough we inspected the property it was 40m from HV

    the apple tree one with lines running over land went for 2 + something

    Didn’t mean for hillsbourough not close to HV

    it was for arundel

    hillsbourough main reason we didn’t go ahead was HV line.
    Same day as hillsBorough 10 Wesley place went for just 2 it’s 50m from HV ( didn’t inspect property so no idea) it’s either side of cherrybrook

    460m2 went for 2.1

    754m2 2.4

    $2.075m sale- Not a surprising result in the current market. Though the community title, close proximity of neighbours (not to mention lack of street parking) as well as smaller land is always going to put some buyers off. Personally, I think the larger blocks without comm title are superior, especially if in the popular CTHS catchments. Also consider south side of Dural if the school catchment is non-negotiable- we just bought there recently for a client with land size twice that of the Binet estate, larger interiors and a quieter neighbourhood. It's very tough in the sub $2m price bracket right now, so compromises will need to be made. Happy searching and better luck next time :)

    OK, this sold at the other end of the world (South Strathfield) for $1.366, also on 380m².

    Not in the OPs preferred area but a salvageable house or knockdown rebuild.

    Who said you can't find value in this market?

    It's a bargain. Not 100% sure I love that neghbourhood for my PPOR, but it is close to the Cook’s River cycleway, and its not so far from Strathfield train station (most certainly easily rideable) - that gives a huge tick.

    Nope wrong end of Homebush Rd for westconnex (this is close to the Hume Hwy).

    I think this was expected. Under $2m, a 4 bedroom house is no longer possible in Cherrybrook, regardless of size or title. You should be able to get a townhouse or if freestanding house is a must, you need to be considering parts of Kellyville or a newer smaller sized block in North Kellyville or The Ponds. I have heard good things about The Ponds High School and it’s quite popular among families getting priced out of CTHS catchment.
