Slow sale?

    I am trying to buy a property and I have never had such a delayed experience. Something doesn't add up here.

    It took the agent 2 weeks to arrange an inspection time to start with. I told him on the day i want to make an offer please send me a contract. After 3 days I call him and leave messages asking about it. He doesn't respond. the next day i call again several times and email, and called his office. (Office clerk told me he was out of the office at that time and would have him call me that day). Nothing.

    5 day after telling him i wanted to make an offer i get an email saying hes been away from the office and here is a "sample contract".

    Wtf is this? its missing a lot of information including the current tenancy. So I email him back with all my information for the contract including offer and tell him to compile the contract and send back for signing.

    Day 6, I call. leave messages. Nothing.

    Day 7 I call, leave messages. I get a response at 9pm telling me he is waiting on tenancy information from the vendor... Isn't he legally supposed to have this? Wouldn't any right minded agent have got this upon the notice of an incoming offer?

    Why is this taking so long!? Am I just impatient?

    Still no contract to make offer..

    I want to go knock on the door of the vendor and tell him he should consider getting a new agent.

    What are my options?

    have you seen the property yet?
    get a generic letter of offer and mail, fax and post to the agency to ensure they don't miss it.

    Possibly slow if was trying to arrange a viewing time with sitting tenant?

    How attached are you to this property though? I'd probably just move on if the agent doesn't want to sell it. There's plenty of fish in the sea, as they say, and at this rate this one might still be available when you come back to it.

    Alternatively, if you're really into this property, leave a voicemail for the agent saying he has 24hrs to help you or you'll go direct to the vendor via title search. It's funny how many of them pay attention, then :)

    If you have sighted the property and are willing to make an offer, place your offer in writing to the agency and to the vendors solicitor whose details would be on the contract. Remember to place a short sunset clause as to when the offer is valid to and follow up both with a telephone call.

    Best of luck and try not to get too hung up on what has happened.

    Send him a text worded; "DO YOU WANT TO SELL THIS PROPERTY OR NOT??" ;)

    Might also be good to call the Principal (unless this bloke is the Principal?) and describe what has (hasn't) been happening.

    'Sample Contract' sets alarm bells ringing!
    Shouldn't they have a contract drawn up prior to advertising for sale?

    I am dealing with commercial and residential leasing agents in Adelaide currently, and my experience is 95% of them are bumbling idiots

    There's either an opportunity here or he is playing you

    Opportunity - if he does this to you, likely he will do this to other buyers. If you can find out who he reports to (generally there website show who the senior or principal franchisee is), speak to that person.

    Playing you - he might already have a buyer or contract. May be he has a pool of buyer agents that he prefer to sell to them and is waiting for a response.

    I have seen it, Might consider doing this is if dont hear back today thanks.

    Already sent words to this effect.

    I was ready to dob him in to principal on day 3..He is principal :(


    My thoughts exactly.


    The somthing doesnt add up here suggests this could be the case. But from the corrospondance i have had, I think he is just lazy combined with annoying vendors and tenents.


    Tempting, I have been considering this but might give him the benefit of the doubt and try Xenia's method first. Also there is no title search... with the 'sample contract' but it does have an address for them ;)

    This happened to me, totally got ticked off big time, I then just phoned the Principal/owner of the business as it was a booming property market, asked him why he does not want my business?

    Things changed immediately, viewed property straight away and purchased it.

    property sold to someone else today..

    Apparently a direct sale and he has not seen a commission.

    Could be suss..

    But also could explain his level of care towards it.

    Was reasonably attached, had great land potential for PPOR one day.

    But no point dwelling on missed opportunities, it wastes time that could be spent dreaming of future ones!:)

    I would run away! My time and mental health are far to valuable for that nonsense!

    But in saying that I LOVE the idea of threatening to contact the owner. To be fair the owner deserves to know!

    Interesting so it might just have been the sellers ******* around not giving the REA all the details he needed as they had someone interested already.

    Depends, legally in VIC you cannot advertise a property until you have a S32 but I would say most will advertise right away and wait for the S32.

    Imagine listing your property mid November and you didn't get the S32 until a month later (Mid Dec). Now you need to sell at a cheap price as less people looking or wait until next year.

    Up to the vendors how soon they want to move.
