Site cost - East cannington

    Hi All,

    I am in the process of getting quotes for 4 units development in east Cannington. It is 1012 m2 block with class A soil. The site cost given by one builder is around $125K. This doesn't include sub-division, landscaping, power dome or water overheads.

    Does this seems reasonable to experienced member here?

    What exactly does it include then? Seems very high to me unless there is a lot of retaining included in that.

    I'm guessing that includes paving, landscaping, letterboxes etc. I.e everything not related to the construction of the house itself? Or lots of cut and fill and retaining. Grout injection would be expensive and set you back 50k if building under neighbors retaining walls

    • Earthworks on all 4 units (inc Slab clean and Bulk soil removal)
    • Removal of weeds and Growth on site
    • Site Access Track (Limestone Road base)
    • Engineering Certification
    • Soil retrieval Probe Report
    • Upgraded footing and slabs to A footing detail
    • Set out fees
    • White ant for Boundary Walls
    • Water run ins
    • Sewer run ins (No allowance for Diversion- Not required)
    • Power run ins (single phase)
    • Distribution Board
    • Telecom Conduit
    • NBN INCF design
    • Storm water tanks and pipe for both homes and Driveway
    • Paving to Driveway
    • Council Crossover paving and base prep
    • Remove and replace Semi mountable kerb with Mountable
    • Shire fees and Bonds
    • Brick Buildup and Panel & Post retaining (if required)
    Not included
    • Demo (if required) (and raking site)
    • Power dome conversion from overhead
    • Water corp Head work fees
    • Fencing
    • Traffic Management (unlikely to be required)
    • Brick or screen walls
    • Strata Application fees - WAPC
    • Landgate title fees – Deposited plan, title creation fees
    • Survey fees for DP drawings, clearances etc.
    • Landscaping
    The cost is $125k. Appreciate if I could het some feedback.

    The hardest thing about siteworks is that builders include different things in it so it's hard to compare but you should be able to work it out from multiple quotes.
