Simple ways to increase valuation of home

    I was under the impression that when a Valuation is performed, they take no notice of the same things you would do to get a good sale. I thought they measure the size of everything and count "how many" and don't care one iota about the garden or the paint etc.

    That's what I figured too.
    Most valuers can see thru the superficial stuff.

    That said, patching up the walls and painting them would make your place feel more comfortable for yourself at the very least

    They do look at street appeal as apart of their valuation and the quality of the fittings. As the budget being $2,000 you cant really improve the fittings inside but you can do something around the garden to increase the street appeal.

    Even though it's supposed to be unemotional the general vibe of the place does impact the Valuer. If you leave **** everywhere they are going to assume that it's not maintained well etc etc.

    1. de clutter the place - even if that means storing stuff in your car for a couple of days. Fill up a few boxes with knick knacks, everything that is on benches, chest of drawers etc.
    2. seriously clean the place - get rid of cobwebs etc
    3. put in new mulch in the garden and some flowering annuals
    4. depending on the age of the kitchen some new door handles will make it look more modern
    5. if you have daggy curtains consider putting in some white wooden blinds especially in the living areas

    Don't waste your time.

    Valuers couldn't care less about minor cosmetic stuff.

    They will merely compare your place to similar recently sold properties - number of beds, baths, garage, land size, living areas, style.

    Been there and done it a few times.

    Consider printing off a list of recently sold properties to give to the valuer - ones that are similar in size, quality, etc. in the area.

    Won't hurt to give the place a great big spring-clean. If nothing else, you have a nice looking place you can enjoy :) (For a week or so until it goes back to normal...)

    Thanks for all the responses so far quite interesting to see the different views.

    I will certainly be doing up my own RP Data CMA report for the valuer to take with them!

    Interesting you say that, a colleague of mine did this exact thing for a valuation he had at 9am this morning.

    The valuer quickly discussed it with him and took it with her for reference.

    When the valuation comes back later this week it will be interesting to see if it makes any difference.

    (He had his unit valued 12 months ago at $219K, the RP Data CMA report gives a range of $220K - $275K)
