    I get lots of questions about this thread. I will answer few common ones publicly.

    What is your opinion on the Adelaide market currently?
    I don’t know enough to make a comment. I think it will grow slowly but consistently without making a big scene.

    What were your specific goals?
    Diversification in IP location. Getting in when there is not much completion. No damage to the pocket.

    How was the process of buying in Adelaide?
    Each state is slightly different mainly in settlement period /cool-off period.

    Have you bought sight unseen before?
    Practically 80% of them are sight unseen.

    What suburbs caught your interests and why?
    I looked at suburbs where IP can look after itself, has room for capital growth and has potential to grow.

    Where did you buy?
    Morphett Vale in South & Paralowie in North.

    Was MV a standard listing of an Affordable Homes listing?
    It was a standard listing. They had a failed finance. I offered without finance condition which helped.

    How was your dealing with DT?
    It worked out well for me. He was direct and honest.

    Are you using DT as a pm?
    He didn't have PM licence when I bought them.
    I'm still with my initial PMs. I'll stay with them until I there is an issue.

    How your IP is doing in ADL?
    We bought two there. First one doesn't have any trouble. We never heard anything from the agent. Recent one has a bit of trouble with bathroom. Going to cost bit of money to fix it up.

    An update.
    That was written in early April. I had few tenant/maintenance issues. PM wasn't proactive enough to handle matters. They expected me to be more hands on. I switched to @D.T around May.
    He found the new suitable tenant. Never heard anything about the property since the move but the rent is coming in. That's what I like :)

    Thanks @devank Do your PM's in other states charge for EOFY statements? One of mine for my interstate properties charges $55 per property, I don't believe in charging for it at all.

    I received some End of Year statements last Friday on 30/06/17 - talk about over organised! It is not like I am doing my returns that fast.

    No! It is just one of the essential service. I would consider as hidden fee if they charge.

    Working on WA after the popularity our SA office has had, but a lot of stars need to align first.
