Good on you, sounds like a great idea.
I'll probably call on your services if I keep reading the Mega-thread ;)

There's 3 Adelaide threads going at the moment

So people who think Adelaide isn't going anywhere, yet subscribe to See Change's Somersoft Leading Indicator theory, obviously haven't seen that 3 of the most popular threads here are on Adelaide. It's basically at the bottom of the market as of 2014. It's rising this year :)

Looks like a good deal, Southern suburbs from the figures possibly? There is definitely demand for this kind of service when you have narrowed a search to a few properties and can't make a interstate trip at really short notice etc.
Totally different to what a Buyers Agent does but very useful, I might have to give @D.T. a call as well when I'm ready to buy again.

That is exactly what it is.
I'm not sure why some people thought that he sourced the property like a BA.
May be I didn't write it properly in the first place.

BA's also offer this service but not really a core focus for most.

Okay, I know a few pms do this as well in an informal way but there is definitely an untapped market for this sort of service.

PM's will also do this either for a fee or for free if you are an existing client/they are getting the management agreement for the property

Maybe some highly motivated ones who own their own business but your average 21 year old pm who struggles to communicate basic correspondence and will only be in the role for 12 months, I have my doubts. I have never tried it but it would be useful.

I have done this before. Got another agency to do a rental appraisal as well as their 'general' opinion of a house. In return, I did gave the PM job to them.
I would rather pay a small fee for this inspection service so that I'm not obliged to go with them for their PM service.

I simply use my Buildings Inspector for pre-settlement inspection. They are already familiar with the property and as such, are on the spot to follow up on any non-addressed issue/s that they may have identified first time round...more importantly they're an industry qualified professional to do so.

Good return, bottom of the market cycle, lots of govt/commercial spending going on in the area.

Except this thread is about an inspection for an interstate buyer before purchase.

Playford / Onkaparinga mostly, north south respectively. Your's would probably better from the former. Refer to the Adelaide threads in the Where To Buy section.
