side by side or back and front?

    I have always preferred side by side developments and in fact currently, rent in one. Its great as far as townhouses go, it feels damn close to a house.

    Around my area i see a lot of development going on and almost all are front and back unit styles. My wife and I have always wondered why this is more popular.

    Pros
    The first ~7m is usually garden or lawn anyway.
    No side driveway chewing up non permiable land and space in general
    From what i can see a slightly higher final return (2 x similar rather than 1 high and 1 low result)

    Cons
    Its hard to get 2 double garages unless it is quite a wide block
    Generally, will have a wall touching somewhere
    Councils can be fussy about only 1 driveway per block

    I would be interested to hear peoples thoughts about why they chose one or the other.

    Having just done three (front / middle / back), the valuer commented that it would have been better if the front unit could have had an air gap between it and Unit 2. Then could have been on own title and worth a bit more. Not sure by how much.

    So I would look at end value as part of your consideration and whether can be on own title.

    Front/back and side by side can on separate titles. No issue prided you can get two driveways. Also no common land which is always good
