QLD Should we give up on Brisbane?

    The important thing is to make a decision as you have done.
    Either people will say **** this, too many issues here and it's unreliable on top off all that... im off to Sydney/Mel with my money or
    2. Accept brisbane for what it is. There is a reason why is substantially cheaper than Sydney and Mel. Each has to make their own choice on this. Can't fight the market. It is how it is. The options will be to accept or go elsewhere.

    It's now easier to migrate to Gold Coast because it's been classified as a "regional" area for visas LOL. So more coming to the GC than Brissie I guess!

    I’m not sure what you mean , banks won’t stop legitimate transfers such as to purchase property .

    E.g. As Morrison slams Westpac, anti-money laundering laws lag behind

    Lax laws (government based) have allowed creative ways for banks and their big 4 tax accountants to make it legal.
    They must have made many millions in fees and commissions amongst them.

    What are you trying to say ? Do you think capital will be restricted from entering Australia ? I don’t see any relevance to what happened with Westpac and Chinese investment in Australian property .

    I think you are completely wrong. Problem with many BAs like you are you just peddle your own self serving views that support your own business models... Unless you have an eight figure property portfolio you really have no business advising other people about strategy and methods.

    I can tell you first hand there are many many properties in Brisbane that are trading today below 2007 prices . Those smaller properties are terrible for long-term investment as things inevitably breakdown and need repairs and you will wipe out 5 years or 7 years of your pathetic positive cash flow with one renovation.

    If you want 7-8% nett, just buy into an unlisted commercial Property trust where you get the benefit of gearing without signing any loan docs or ever visiting a property.

    I don't advise other people on strategy or methods. Buyers call me wanting to buy X property and I find it for them, simple as that. If they ask me where to buy I tell them to go back to the drawing board and work it out.

    Apparently the $3.9bn Casino (QLD's largest construction project) is expected to contribute up to 1.39m visitors per year. 6 new towers, a flagship development for Brisbane that will hopefully highlight the transformation of the city on the world stage. It also sets precedence for other large developers to take comfort knowing there are others willing to take a big punt on the city.

    Low income & income growth.
    Poor rental growth
    Poor capital growth
    Low demand
    High supply.
    High investor activity.
    Low owner occupier appeal.
    Lack of fundamentals.

    Well- that’s my view anyway. I respect others will disagree. Each to their own I say.

    Well - this will make Boondall EC less desirable in the future.
    I have been to that a few times and it just feels so far away from anything after a concert.

    I'd probably not bother going to any concert there because of the terrible traffic issues I've heard others complain about. It is out in the sticks, and reliant on vehicles (and maybe a bus to shuttle to and from the station)???

    We had tickets for Rodrigues back in February at Sirromet and whilst I was looking forward to it, I knew the traffic getting to and from would be horrible, and I heard one person say it took several (four?) hours to leave the venue after some concert... but I was prepared to put up with that for Rodrigues. It was cancelled anyway due his ill health.

    I think any venues need to be close to good transport links or they will end up white elephants.

    Brisbane Bullets in the NBL play there as well and it looks more like a glorified gym than a proper basketball stadium.
