    Everything is up to negotiation - including paying 0.25% if you pull out during cooling off period

    You simply cannot expect a 25 year old property to be in perfect condition. So long as no major issues are uncovered by the B&p inspection then expect the contract to proceed.

    And do speak to the inspector afterwards to get the true picture. Reports are littered with disclaimers and every little issue is highlighted.

    Or buy a new property with a builders warranty.

    Believe no one (other than those working for you ie solicitor, P&B etc).

    Don't worry about what the agent likes or dislikes, it is the vendor who has to decide in regard to conditions.

    Some people may not want to be have any B&P or finance etc, in that case if you want the place, you do everything prior then exchange once each side is satisfied.
