    We just started last year and started late too. Still not sure how our ips would turn out but we are glad to be in for a very long game.. Yes find a broker

    No, plenty of people have had to start again at this age or older due to whatever.

    Also plenty on this forum have been buying 1, 2, 3 or even more a year, although it is harder to do that now unless you buy well and have a plan.

    I agree, take the plunge, its scary but sitting on the sidelines will be even more scary when you later see the market take off and regret you didn't buy.

    I'm pretty sure even 1/4 of one house will give them a boost. No need for one each! It will be better for them to have to strive for things themselves.

    4 boys with at least 1 house each? I admire your ambition.

    Why not start with one, and, hoping that you don't get hit by a bus, then move onto house # 2, so that they can get rich slow...

    Wow. That's impressive. Dont burn yourself out or your investment strategy might suffer.

    Without wanting to appear like a so and so, you should also have some faith in your boys making their own way, so a smaller cushion for all might be more beneficial than going for broke to achieve the gold standard for each.

    Maybe one or more might kick some goals, and/or stuff up royally, but either way it's going to work out how it works out...

    No disrespect but best thing for the kids may not be to watch you busting a gut to give them the world. Don't get caught up thinking about who is doing better than you on here. Enjoy what you have, set goals that you don't have to put life on hold to achieve. That's what I'd do, but I'm lazy. Can't manage one job, can't comprehend three.

    How long have you been thinking about this?
    When i first bought i bought at the peak in Sydney... this is going back more than 10 years ago.

    I looked back through historical data about 2 years ago and realised that there were a few places that sold for 5-10% less than I paid for mine 2-4 years AFTER i had bought.

    So even though i had bought at the peak, it didn't make any difference to me as it was a long term hold. And after the recent Sydney booms, do you think I really care that it went down for a few years :)

    Moral is, if you want it, go do it - don't let fear hold you back. Melbourne isn't a one industry town, and worse case at least your kids will have a roof over their heads :)
