Should I change the globe for tenants?

    I got routine inspection report from report. The report say " The tenants is not sure how to change globe(wired)". I think they need to do it by himself. Am I right?

    But, how many people does it take to change a light bulb ?

    Why not ask the person who made the report, wont matter what we say if the person/s there are not willing to do it.

    If the globe is on a cathedral ceiling 2 stories up...... or it's one of those LED "globe" that is actually one whole unit including the trans..... then I'd say not the tenant....

    How easy is it to change?
    Can it be reached without using a ladder?
    Has the tenant any disabilities or medical conditions that make climbing a ladder inadvisable?

    Don’t laugh.

    If you instruct the tenant to change the globe and the tenant is injured, these questions will affect your liability.

    If it’s a globe in a standard ceiling (2.4 or 2.7m) fitting, it is definitely the tenant’s responsibility.

    If the tenant gets dizzy standing on a stepladder or has a broken leg etc and can’t change the globes in a standard height ceiling, then they will need to get some assistance from a friend or neighbour - or handy person.

    With very high ceilings - e.g. voids - the tenant can’t be expected to have a 5 metre+ ladder, so I think this might be the landlord’s responsibility (or would the tenant be expected to get a handy person in?)

    And if it is an inaccessible location replace it with an LED.

    I went to Queensland RTA site and searched "changing bulbs" and this came up...

    We've never been asked to change a light bulb except in one high end house where we had three lights that required expensive, specialist bulbs.

    We bought the bulbs and changed them for some simple wall lights, easily reached (head height), to keep the tenants happy.

    And the third "specialist bulb" light in that property was in a double height stairwell, requiring a very tall ladder. We arranged someone to change that bulb too (painter on site with tall ladder or sparkie... cannot recall).

    Mrs No Mates went to the butchers yesterday. The butcher went to great lengths to explain how to cook a pie (take off the plastic wrap, meat is already cooked/pie just requires heating, etc). Mrs kept trying to stop him (she's only cooked once or twice ;)).

    He then explained that many in the area would put their cut of meat in a pan/oven with the plastic still wrapped around it, then complain that it tastes like carp. I've even heard of putting chicken straight into the oven in the bag :eek:.

    Tenants (so do plenty of owners) outsource everything today - shopping, cleaning, food delivery, lawn mowing, bum wiping, washing/ironing, garden maintenance, pool, uber etc.

    How on earth can you expect someone to change a light bulb if the PM isn't up to the challenge of describing the work?

    Tell em to give it a good old go but first........could save you at least 80 bucks or way more in call out fees ?

    Oh, I thought they were growing them in a bag now, and that the bag was edible and oven safe ?

    If you put it on 280 or so for last 10 mins, it will form a crispy skin ?

    I don't eat carp....or much fish at all really :)

    Ok found the ones I was talking about

    HPM DLI 90mm Dimmable LED Downlight

    When these go, you need to replace the whole unit - theoretically simple, but the GPO can be set quite a way back from the hole (anyone who has tried replacing a fan would know!) - and you can make a mess of the hole in the ceiling too.

    Even better if they break something whilst trying to have a go,then you can just charge the tennant for damaging the fitting. .

    You just need to enlarge the work area, short, sharp, quick blows with a hammer will expand the area enough for even the dullest tenant to replace by finding the socket. It is not rocket surgery (someone else's saying from here).

    You then also have the benefit of a hanging pendant style light, much easier for future changes.


    Yes, plus an inspection charge for reviewing the proposed new finish or look. I would put the rent up by 40 bucks just for complaining to the PM, who in turn just whined at me, who put us all now in this awkward situation of sorting out who is who in the zoo and what they have to do...

    But I think Terry nailed it.

    Fire them now for making this conversation have to happen ! When in doubt, fire the PM, or just fire them anyway, what, don't they sell candles anymore ?
