Shonky tenants left with 7 weeks outstanding rent

    Fkn typical Terry Sheer....OK, if you had rent default before you took out Insurance with them, then they are right, they wont cover you for that....OK,,here is what you do....you call them up and ask to speak to their IDR...or there Internal dispute resolution department , dont waste yr time going to ombudsman...they will tell you to go to internal dispute. All insurers must have them..law. ok so you ask why they are not covering you for the rent part..and if you had two weeks before , then you will cop that and deduct that from the claim...so now your claiming the total rent less the 2 weeks...thats fine, may work....if they dont, ask for the premium back you have paid for rental cover and start again when you get new tenants.
    In regards to damage, rent default at start of insurance has nothing to do with malicious damage...so what you need to do , is you need your Agents Inspection report that shows no damage to the property as close to the commencement date of insurance, or just after..the best one would be to have an inspection report during the Insurance which notes that the house was in good order. So the damage would have occurred after you have taken out insurance. If they still say its a denial...then ask for all your premium back....and ask them to show you in the PDF that they can deny your claim for malicious damage if you had any rental default prior to taking out Insurance which you did in utmost good faith.....the rent loss, you may have to wear it..but the damage, if they dont still accept it, then you can decide if you want to proceed...and say that you want to lodge a claim with the insurance ombudsman...my opinion, dont bother chasing them for rent...it will just be small claims tribunal, cost you more in fees..wear it...then balance it all out on what you have made in the house since you purchased it...then deduct your loss..your still ahead no doubt....get a local handyman to give you a quote first...get 2, then you will know what your up for...then repair all the stuff..doesn't look like thousands, probably only $1500...put it down to maintenance, covered under tax probably. .spruce it up a bit , get new tenant, learn by it, make sure your agent has balls and go to every inspection they do...
