    WBC 3.89% two years fixed and 3.99% five years fixed.

    CBA 3.98% variable for IP (just the one at the moment)

    Westpac: 5 year fixed 3.99% IP IO.
    CBA: 3 year fixed 3.99% IP IO, 3 year fixed 3.84% Owner Occupied IO, 3.77% Variable Owner Occupied.

    I have just fixed Westpac last Friday and fixed CBA on Tuesday.

    ...on my US properties :D and that was high at the time!

    Would it be more accurate to either use comparison rate or mention up front and ongoing fees?

    Agree. I had same thought reading this. It's all great throwing out headline rates, but there are so many reasons they can be different. As a start it would make more sense saying Rate, annual and monthly fees, amount borrowed at least a bracket like <250k, 250-500k, >500k...

    I agree with you and what Cactus says and mention up front fees and what not but comparing "comparison rates" to me is useless.

    Forgot anything other than comparison rates. Lenders are made to disclose them for a reason, because of the smoke and mirrors around fees, charges etc etc.

    Rate is 2.5%. Comparison rate 5%..

    Same as saying my business turns over 100m, but net profit is $15k.

    If quoting your rate on this thread, I suggest only quoting the comparison rate...............
