Wanted to get your thoughts on this sewer line running through the backyard.

    1) Would the home be demolished at any moment?
    2) How much additional quid would it cost to build a GF on top?
    3) On the left hand side of the line there is a swimming pool (not touching the sewer line). Would this get demolished?
    4) Would there be any problems in accomplishing 2 if I had the extra money?
    5) How big of a turn off would this be for prospective buyers? Home seems to be in the 1.2 - 1.3M range.

Home seems to be in the number 1 school district in NSW, so a little bit inquisitive before passing out on this one.

The pipe size is only 6" (150mm) so it is a branch off the main sewer. It doesn't seem very deep (18" 450mm?) which may cause problems with the granny flat (raise it on piers rather than slab o ground) You do need to see the actual location and width of the easement. Anything outside the easement wouldn't be demolished without compensation.

    1. No.
    2. Depends. Generally the pipe would need encasing in concrete where it is under any new construction.
    3. No, unless it encroaches on the easement.
    4. Not really.
    5. It is pretty common so not a big negative.

It might not be functional either. I would check with local utilities company first.
