Sewer diagram no available

    Hi,

    In the contract of sale we have been given this. There is no Sewer service diagram. this was
    1. What are my options
    2. Is this something that can be done now during cooling off
    3. Going ahead with the deal without it, what are the implications

    Does it have a sewer service or connected ?

    Ask why there is no diagram ?

    Ask if the dwelling etc has been approved and occupancy allowed ?

    It means that the sewer may be newly constructed & that the plans haven't been lodged/registered or final inspection hasn't been undertaken due to outstanding fees.

    What are you buying? Land, new build, old house?

    This is a old house built in 1995

    We have asked this to the Vendor solicitor. Havent heard back
    The dwelling is old and is owner occupied since 1995
    the letter from Sydney water i attached above is available in Contract of Sale saying that it isnt available

    It may be an error, anything built in 95 should have a diagram, if it was built in 1912 and had a septic there would be no diagram.

    Assuming it is not an acreage somewhere, but just a 95 house in an estate in the burbs...

    @melrd what has your solicitor advised. ?

    possibly the plumber hasn't lodged the documents to Fair Trading.

    maybe he was dodgy - got run over by a bus - won lotto - ran away with the secretary - who knows.

    Surely you have contacted Sydney Water or Fair Trading to find out your options.
