    Looks pretty close to land value? Could be getting the house for free

    How much are vacant 600sqm blocks selling for in the area?

    That's cheap I reckon.
    A mate at work reckons his son just paid $650k for 250sqm of land near Quakers Hill :eek:

    Well I wouldn't be paying 680k for that. Pretty much a knock down.

    If that's accurate then he got hugely ripped off.

    I wouldn't even buy this, and its 513sqm of land for 657k.

    Oh I know.. but he's one of those guys that is 'never wrong' so can't even question his reasoning. He's done well buying and selling other pockets of land, so he's advised his son to buy this. I have a feeling his son won't be very trusting in the future.

    Well if it were me, I would prefer something like this. Established home, already built, much lower overall price point than if you bought the other one PLUS had to build a home on it, taking risk into account as well. That's how I see it.

    Wow Quakers hill is expensive :) That's all im thinking.
    I suppose its got Hill in the name. Im not an expert in the area at all.

    It is a priority precinct if that means anything, probably a bit too far from station to benefit from any proposals for zoning changes though.

    it will be heavily negatively geared I reckon, $680k purchase price + $26k Stamp Duty, say 5% IR, the weekly IO repayment will be about $680/wk, plus $100 per week of ongoing cost, that is about $430/wk negative. :eek::(

    No its called house prices in Sydney. They cost more than studios in Darlinghurst.

    Not over-priced.

    Vacant land being released further north and further west than that costs around that much.

    Seven Hills indoor sports centre now has automatic Cricket bowling machines if that counts as a 'significant influence' on area home prices.
