    Well these days only come every day ...just keep looking
    The person brought the old Darrell Lea building for $11.53m Bourke-Russell St just sold it for $33m and that was at a NET yield of 4pc (refer AFR p36 9 March 2017)
    The recent purchases on P37 are
    Centrelink/medicare office 65 Duchess St WA 9pc Net Cap Rate
    28 Strathvale Court Brisbane 7.7pc Net Cap Rate
    120 Marine Parade Coolangetta 7.1pc Net Cap Rate
    on the 573m2 blg 1,000m2 section Centre Link building over 40pc of the rental is profit!
    that building is 7years old and sold for $2.4m

    Commercial buildings are a different ball game. I know nothing about them but I think the yield & valuation would be very different to resi. You do make a good point about find deals in plain sight, just have to know what you're looking at.
