Selling (or Buying) a run down (or derelict) house in WA

    Hello,
    Have some questions about about the process of selling (or buying) a really run down house in WA (am also curious about other states). House im thinking of has been unoccupied for year is trashed and not in a livable state. The issue is can see if potentially around all the compliance issues with selling a house, electrical compliance, structural etc.
    Is it possible to sell a house noting it is in an unlivable or derelict state?
    Or perhaps sell the land noting there is a derelict house on the block?

    It is pretty hard to sell a house and not the land unless the house is to be relocated. o_O

    Just make sure the property is sold with the house listed as uninhabitable or demolish and sell.

    Totally possible to sell it in 'as is' condition which means buyers cannot use a Building, Pest etc clauses. They can do the inspections if they wish to work out what issues there are but the contract just needs to state that it will not be subject to them

    Generally there is still some electrical things which have to comply unless you can get a declaration from the new buyer that they are going to demolish within 6mths then you don't have to do RCD and maybe smoke alarms.

    Sounds like this declaration from the new buyer sayig they will demolish would be the way to go as i cant see how this place would comply with electrical/smoke laws and that's probably what a buyer would do. I presume once you have this declaration and sell the place its up to the new owners to demolish the place (or change there mind do a big reno or whatever)?

    Was it Westminster who posted a "bargain" once? The power had been disconnected as in cable from house to power pole

    The owners had disconnected the power, gas and sewer as they wanted to demolish but they evidently didn't realise their house was in a character preservation zone and demolition wasn't allowed so they sold it 'as is'
