Selling Costs - A Comprehensive List

    What are the costs involved with selling a property? I've never sold a place before, and only bought one, but I assume I'll sell one day so I should know what it'll cost.

    I'm talking your typical standard freestanding house with a standard variable loan.

    So far I can think of
    1. Agent fees - approx 2% of sale price
    2. Costs to discharge your loan - 1-2k?

    What else is there?

    Can't recall exactly what I paid last year but I think it was around $1200.

    Conveyancing.- Depends on which state - get a quotation from at least three service providers.
    Discharge of mortgage - aside from what you owe on your loan, for other charges refer to your loan contract or speak with your banker/broker. There may be break costs, costs associated with preparation of discharge of mortgage, settlement attendance fees etc
    Agent fees - get a quotation from at least three service providers.
    Advertising - may be incorporated into agency agreement, may be charged separately. Negotiate this.

    $1000 to $2000 for conveyancing including searches

    $300 discharge of mortgage

    2 to 3% agent fees

    Back of an envelope in the order of 4% of sale.

    Probably 2% for agent
    Probably $600 for conveyancer
    Discharge : refer to your mortgage docs

    You thinking of selling already?
