Selling an ip while tenants are living in it

    Agree with Wylie. For an IP I sold recently, I approached the tenant before advertising to advise them about my intention. I gave them first bite at the cherry (would have saved some selling costs!). They appreciated that I approached them first and kept the place clean for open homes.

    As far as fixed term rentals, I had also been advised that the lease can be broken as long as it's mutual agreement between both parties. I would go down Wylie's path and agree to a payout and referral for their next property.
