Selling - agent fee and other questions

    I've never sold a property before so this is my first time, just want to get some rough info for Sydney market today

    I'm planning on just selecting a local agent to do this, mainly because I live across town and can't organise showings etc - any alternatives I should consider?

    I've given 90 days notice for tenant to leave, I reckon a few weeks rent loss is offset by the easier showings for the agent - mistake?

    Regarding the selling commission for local typical agents, what's the realistic lowest % one can negotiate down to for a 1M property?

    And regarding selecting a local agent, I guess I'll choose the one that gives me the best feeling regarding how organised / presentable / professional they appear - any thing else I should be aware of?

    Perhaps 1.6%+ plus GST plus marketing. Find out if they need $ up front for advertising or will deduct from sale proceeds.
