    I intend to sell myself but don't want to travel to central coast each open home cause I live in Sydney.

    Is there any service from agents covering open home inspection?

    I am also considering flat fee agents. But since purplebricks exit, the only surviving one upside.com.au charge almost the same if not more than the traditional agent.

    TBH, I'd rather engage someone on a % rather than flat fee.....
    At least the person acting for a % is incentvised to get the highest sale price.
    Where the flat fee wants a quick sale/high turn over to make a dollar !

    I haven't noticed this to be the case, getting $50,000 more for the owner is a measly $1,000 to the agent when they are already probably getting $14,000 for the sale (based off $700,000 sale price).

    A quick sale is better for them than to hold out for a month or two to get the maximum for their client.

    I tend to think some agents aren’t just in for a quick sale. So, look for agents that have a solid history of selling at better prices. My 2 cents.

    Yes.
    Twice, I tried to negotiate a lower base fee + higher % of above reasonable price.
    So, whatever the price they promised would achieve their standard free.
    Eg: If the expected value is $700k then the base is $10k + 8% of anything above 650K.
    No agent wanted to do that.
