Seeking sincere advice-property close to power lines, any tests available

    Hello all,

    We like 1 property ans building pest and timber inspection results came good. 1st time in market, well maintained but it has electricity easement but with permission swimming pool is on the site.

    The main electricity transformer is fair bit away but I would like to know the level of EMF and it's impact before putting an offer.

    There hasn't been any solid evidence on the health issues but I came across some online forums where loukimia was mentioned and also mentioned about effects on hound developing babies/kids. However some has also mentioned that it has on effect on health. Some say high voltage power lines in the ground too so why only worry about visible powerlines.

    Could anyone please advise me on who to contact to measure these emf fields and get the report done? We want to start a family so need to consider this.

    I came across one website where you can hire a meter to determine that but it is in victoria not nsw.

    I am in hills district/parramatta of nsw.

    Im a scientist and subscribe to the Inverse square law.

    Im also a realist, and if you are worried about that now, its likley only to become more of a thorn over time as more of the fluff over EMR builds.

    Is this a pad mounted sub station ?

    It is not a pad mounted substation. Please see pic, you can see the property (red mark) and the transformer from where power lines are coming and you can see the web of wires if you go street view.

    As a property specialist with 39 years experience in the Parramatta and hills district, you would expect lines and easement to take 30-40% off the market value in fair market.
    As a property owner I would NEVER buy as the property liquidity is dramatically reduced meaning, you can’t sell in a hurry if times are bad.

    It is going to be a family home for long term investment.

    So is there someone/organisation that can carry out tests to determine the safety/impact etc,

    While people are worried about EMF, they seem to be oblivious to other sources such as wifi and mobile signals running through their house.

    As @Car tart says - it will heavily impact the value of "your investment" in a negative way, even if it is perfectly safe. The sheer fact you asking the question now will impact many buyers in the future, and for those that don't worry about the EMF stuff will still be impacted by the visuals (as per @Rolf Latham

    because that same issue will haunt that property ............. there is a reason its cheap.

    im 2 letters short of that

    We finance a few of these.

    many mortgage insurers dont like these if the power lines are too close, as CT has alluded, the sale time is the issue.

    I wouldn't buy it for the following reasons

    • It is ugly for you to look at
    • Health concerns
    • Finance concerns (looks to be within 200m of the thing... tough to get above 80% lend).

    If you ever want to rent/sell the place in the future, the prospective tenants/buyers will have the same concerns. And you'll have a limited pool of buyers - the ones that can afford hefty deposits or are using equity release to fund deposits (so mostly investors who will be tight with their offers rather than fall in love with a place and pay whatever it takes as an owner occupier may do). You'll rule out a fair few home buyers due to the deposit challenges.

    We can bust people's perception to the logical truth on an individual basis - thats what certain types of sales and coaching work is I guess , but gross market perceptions are really really hard to overcome

    I would avoid anything near a Electricity Towers or Substations...not only do you limit your buys but in a market like this people will simply look past this. Secondary properties will sit as he market is correcting...
