seeking expert advice for large brick 3 car garage to GF conversion in Sydney

    Hi all,
    We have a large brick home which is currently rented as a dual occupancy and has been full tenanted for over 2 years now. Property has a single story brick 3 car garage with storage. Structure has 2.2 to 2.4 ceilings. (sloping ceilings) We would like to speak with a consultant for advice on feasibility to convert this to a granny flat with council approval. Property is in Cumberland council area nearer to Lidcombe.

    If the dwelling has a dual occ it might be refused and if its a unapproved dual occ it may expose a risk for the council inspection and non-compliance. A local town planner firm is a option for guidance but given the structure age and its construction basis complete demo and rebuid may be cheaper than attempting to make it comply with the needs you have. A new GF may be a cheaper option. They will have familiarity with the LGA and their approach. Given the plumbing needs and the like for a dwelling structure the conversion may be problematic. The lost use of car facilities will also be a factor but the yard seems a decent size.

    any suggestions for a town planner to consult with or maybe we will go direct to town planning dept with Cumberland council.
