Seeking Equity Investor for Next Development

    G'day

    I'm seeking equity contribution for upcoming developments to assist growth of development project size and volume.

    Whilst friends/family is the usual go to option for developers early in their career, I'm keen to find out if there are more structured and formal ways to go about seeking equity for development projects.

    I know there are players out there that do this (a la high net worths and family offices) but generally for much larger projects ($50m plus from my experience)

    Are there any "equity brokers" out there that specialise in deploying their investor funds into development projects of smaller end values? We generally seek to raise between $500K - $1m for each project.

    Any thoughts and discussions around this would be highly appreciated!

    Some soliictors and even some mortgage broker do broker such deals. I will warn you the rates for such deals are not terrific. Double digit. High fees are common where it is facilitated.

    Not all deals involve equity. Can be pure debt or debt + equity or just equity. Reason is a bank lender will want them to secure the whole debt and be first ranking as guarantor so its very unappealing. Some deals need 100% non-bank lending to work as bank lenders will have issues with minority parties and Directors. Experience etc can also affect or assist access to finance. Professional developers and lenders to developers wont want involvement without experience.

    Sounds like private lending might help you but beware of the sharks out there
