    If they were in my part of Sydney or was in Western Sydney around Parramatta with 2 properties I reckon they would have easily gotten that huge profit without going to the hassle of renovating.... the market has been moving

    I think the Hills District is becoming upgraders suburbs. This should cushion the FHBers effect when IR rises. FHBs just cannot afford Hills District anymore.

    I am even amazed to see today, brand new 3/2.5/1 houses on 204 square metre land (yep, 204 square metres) at Schofields selling for 750K. I certainly cannot complain with the brand new IP I bought just over 1 year ago .....

    All the agents in the area reckon it's been upgraders or downsizers and no first home owners.. A former employee of landcom told me Ponds had less than 5% FHB.. I know a couple of the agents there and they told me they're hit a couple of new records for single storey houses this week. $1.11m and $1.2m..Nice houses though, except one backed onto a graveyard haha. Apparently people on their database from outside of the area were told about these two and pushed the prices up more..

    It has already been mentioned in another thread that Hobart rose substantially in it's last upturn (2009?) even though there was little or no jobs growth.

    Have a look at today's stats on the where people are going to....Melbourne is the da place...it is the fastest growing mainland city.

    Price grow when there is population growth..that brings demand via renters and buyers. I can't see massive price growth in Hobart yet...

    OTP. Construction has not yet started. DA went through around 12 months ago so is taking a long time to get going.

    That's right! You can neg it out all you want AFTER it's sold, and contracts are unconditional. Not long to go now. Just hold on a bit PLEASE! I mean, it's a really nice place (for 2770), it's got to be grabbed quickly for a good price.

    Not sure if it goes to market next weekend or the one after. I'm predicting the one after to give them a week to advertise it, unlike some of the cowboys who do no advertising & just hope for the best.

    Seen this before.. It seems like one of those properties that attracts stupidly rich owner occupiers... Why would anyone buy an apartment for that much that far out when they can buy a detached house just downstairs from there for 150-200k less haha absolutely nuts...

    In this market, in those areas, you can put it on the market and have it sold within a week.

    A correction on my post. Construction has just started. A drilling rig or pile-driver was on site this morning. I guess they are 70% sold now.

    Sounds so crazy. But if people are paying near the $1mill mark for townhouses in Castle Hill then in context it sounds relatively ok. Now onto the question of whether people should be paying $1 mill for a townhouse in Castle Hill. Hmmmm...
