Searches on property by conveyancor

    Hi there

    I'm in the process of purchasing a property for investment purposes and need to advise my lawyer of what searches I want done on the property. There are a number of searches which are compulsory but many others which are optional.

    What optional searches would you highly recommend and why?

    Cadavers, mine subsidence, geological resources, church records, lost property.

    There are no compulsory searches but at the very lease you would want
    - council rates
    - water
    - land tax
    - title search on settlement

    Maybe caveats?

    ETA is it a lawyer or a conveyancer? I would ask them what's available.

    Landslide risk, zoning, fire zone risk, flood risk.

    Depending on the site location, roads and adjoining developments may be important too.

    I spoke to someone two weeks back who bought a property that is subject of a road widening project. Compulsory acquisition of several metres of land but not whole site. Affects tenancy and rents due to construction and noise and they are wishing they had asked for more searches...However seems the proposal had been on state govt plans for decades and nobody thought it would even happen so a search may have been useless anyway...Until a few months after buying when they got a letter...:eek:

    A similar thing happened to a family member of mine. They were living on a main road though so it was not entirely unforseen.
