    I agree once the ferry goes in the whole area will perform well. The median house price in Silverleaves has grown by $200,000 within the past 12 months!

    We have land, yet to be titled, in Seagrove. We were going to sell, but now think we’ll hold onto it. Does anyone know how it’s progressing? We haven’t been down for a while. Particularly interested in Wallaby Grove progress. Thanks

    Hi

    I am also waiting for titles but are in the "Final release" of Seagrove estate. I am in the next street after Wallaby Grove and the last time I went to Seagrove estate was the 26th of July 2018 and it hadn't changed much since I put a deposit on my block back in August 2017.

    Having said that I suspect that Wallaby Grove has now had some progress and I am due to go to Cowes in early October and will take note of Wallaby Grove and report back. I may also obtain some drone footage of the area as I have just purchased one and are waiting for delivery of it.

    May I ask what enticed you to purchase in Seagrove estate?

    Thanks for the feedback!

    When I was a child we had a caravan in Cowes and visited every Easter, so it was more of a sentimental buy. However, we were keen to have Newhaven College as an option for schooling (given its average yearly fees for an independent school and the fact that it’s ranked close to the top 100 schools). I also felt (despite property advice otherwise) that the land was good value given its position and price. We’ve also been following the ferry progress. Plus, it makes an easy holiday destination (we’re now just across the bay having moved from Mount Eliza).

    Hey Seagrove land title waiters @Lexi @alicudi and anyone else.
    We drove down there last week as we are waiting for our land in the Bronzewing release, which is before the Wallaby but is after the Whimbrel release. The Whimbrel looks like it might be in the final stages before titlement as the crossovers are getting done. We are still waiting for roads to get done for our street.
    Bronzewing Drive (the street) is getting cleared at the moment, which will lead to Wallaby Grove.

    Loving the new Ocean Reach Brewing bar in main st and want to try the new American BBQ place.

    Update on Seagrove estate, I have copied and pasted the contents of an email I received from a sales agent today:

    "We are happy to announce that the construction of the Bronzewing release, (Stages 13) is nearing completion. Estimated completion date for civil works is now the end of November/ December 2018. with title anticipated early 2019.

    The developer anticipates completion on the Gahnia & Final to be complete in 6-7 months time June/July 2019

    Please note that the timing of titles is dependent on the issuing of statements of compliance by authorities including Council, Westernport Water, Ausnet, Telstra and CFA. This can often lead to delays."

    Phillip Island has had its best year in terms of property price growth in 2018. This is especially in the more built up areas of San Remo and Cowes.
    • Silverleaves has experienced its strongest house price growth within the past 10 years in 2018. The median house price has increased by $176,000 in the past 12 months. The median house price in Silverleaves is now $676,000 which makes it the most expensive suburb in the area.
    • San Remo’s median house price has increased by $150,000 in the past 12 months. This is the highest growth in the past 10 years.
    • Smiths Beach’s median house price has also experienced a $140,000 increase in the past 12 months which is the strongest growth in the past 10 years.
    • Rhyll has experienced its strongest house price growth within the past 10 years in 2018. The median house price has increased by $106,000 in the past 12 months.
    • Cowes has experienced its strongest house price growth within the past 10 years in 2018. The median house price has increased by $90,000 in the past 12 months.
    • The median house price in Cape Woolamai has increased by $80,000 in the past 12 months.
    • Ventnor, Surf Beach and Sunset Strip all had a median house price increase of $30,000 - $44,000 in the past 12 months. Newhaven and Wimbledon Heights also experienced solid growth in the past 12 months.

    Just a photo I took this month while visiting the Island, the photo is from what will be the Blue Tongue Common Park looking south over Bronzewing Drive & up Gahnia Grove.
    Bronzewing Release due end of April.

    Thanks "cross" for the photo, I have a block in Firetail Grove, which is the continuation of Gahnia, my block of land will be backing onto the existing large acreage home sites if that makes sense?

    In regards to builders I still haven't locked anything in as yet because nobody is able to confirm site costs and other bits and pieces till my land has titled, this has worked to my advantage as the special offers from many builders has been increasing since I put a deposit in Seagrove approximately 18 months ago.

    I have had dealings with the local specialists Coldon & Langford Jones and both were great to deal with, however I might end up going for a Metricon or some other large volume builder just not sure yet.

    Yeah Langford was really good to speak to especially with the customisation of what they can do.
    Big volume builders might work out cheaper if going off the plan

    I'm still unsure of what house to build, 400m land thinking double but costs an extra 30% more than a single but then more backyard & views....
    Firetail will be good with that 16m frontage on the hill - Double storey?

    Thanks for the update. We have lot 631 Wallaby Grove (400) and haven’t picked a builder yet either. I’d also be interested in who everyone else is going through.

    I purchased the highest block of land in Firetail, I was informed by the estate agent and assured by the developer that I wouldn't be getting any water views but having said that when I was there last month I was somewhat impressed with its position in comparison to other lots, especially those in between me and the water!

    I also noticed that the lots between mine and my water view have a fall of at least 1.2m to 1.4m over them making me feel confident I can climb on my roof, jump really high and see a microscopic view of water albeit from a distance!

    My intention was to always go with a budget 4 bed. 2 bath single storey house, however if views can be achieved by building a double storey I will do that with a lounge and deck facing north towards the bay, if a bunch of single storeys are built in between me and water I am thinking it could happen.

    Maybe us Seagrove lot owners should communicate together and see if we can find a builder we all agree to using and dangle a carrot in front of them to see what they can offer us to get out total business?

    Your block will be the same as mine, 3m easement at the back 14m x 28m.

    Some of the builders who build down there have said you shouldn't choose a floorplan over 12m wide as it is "harder" to get approval at the Island, where Volume builders are use to building in different councils where you can build over 12m wide floorplan on a 14m block.

    Hi Lexi

    Where are you getting the updates from that you have posted above?

    My block is 16m wide x 32.1m deep with a 3 metre easement at the rear.

    We stood on a balcony on Sandpiper (where the land would be much lower than yours) and a sparkle of water could be seen, but just the view of open spaces, big trees and sky just makes me want the double - i reckon if you raised your ground storey floor height to 2.7m instead of std 2.4 you might get lucky as long as the neighbour in front of you doesn't go nope me first ;)

    A seagrove builder pack... we would probably have to go with a Langford type builder - that way everyone could custom build or choose a floor plan.
