    Hi

    Despite coming from a family of builders (commercial for the past 20 years), I wouldn't be in the best position to answer this question. Everything on the websites from the likes of Metricon etc gets extremely inflated once you pick up the phone and start talking with them.

    Having said that, all the large volume builders do have projects happening in the new estates and both Langford Jones Homes and Coldon Homes specialise in building new homes on the island.

    I agree @alicudi regarding the increases on the Island. We purchased a 628m2 block in June 2016 on the beach side of Settlement Road (between Settlement Road and Church St) for $180k. Build costs using Coldon were about $230k for a 4 bed, 2 living area home, and it was valued at $530-$550k in July 2017. Still can't believe the price we got the block for, when now you would struggle to get anything under $300k in the same area (our block is in an established estate but still a reasonably new one). We rent it out as a holiday let and use it whenever we can and love the area.

    How did you find dealing with Coldon? Did you consider using Langford Jones?

    Coldon were good to deal with. We wanted a specific look and feel for our house (read beachy) and Coldon fit the bill. Also we were able to make some big changes to their standard plans quite simply to get the floorplan that we wanted. In the end we could have gone with a generic brick veneer with double garage but that wasn't what we wanted. Had a quick look at Langford Jones and didn't like any of their plans plus from memory they were quite a bit more expensive.

    Happy to hear that Coldon are good to deal with. Your cost of $230k and what you have tried to achieve as a beachy type feel is what I am also looking to do.

    Would you be happy to share a copy of your floor plan?

    Also @alicudi just note that the block we purchased is very wide, which allowed us to get this design to fit. This house plus carport has an 18.9m frontage, plus I have an additional 4.5m beside the carport fenced and concreted for boat parking :)

    Thanks for sharing your floor plan, I do like it. Gives me something to work with when calculating what Coldon homes may charge to build something this year. Of course your floor plan is going to be dearer to build in 2018. I have done some very basic floor plans just by hand drawing but I aint' no My Squiggle or Picasso so they are not good enough to show right now as they may look more like a dog kennel than a home!

    My block is 16m frontage with 32.1m depth. I need to at least have a double garage with capacity for a double garage door on the rear of the garage to allow other cars/trailers to come through into the backyard.

    Well I have spoken to Coldon Homes over the past few days. I have taken an interest in the "easy start 3". The house seems to be a budget 4 bed, 2 bath, 2 car garage house and is $168,900 plus $6,200 for floor coverings, $3,790 for up to 40m2 of concrete paving for the front of the house and $8,300 should I opt for the "Premium package" that includes things like LED lights, stone bench tops and a few other items.

    Any change I want is allowed, including structural changes just have to pay the extra in building costs.

    Of course things like landscaping, pergolas are all extra!

    Seems like crazy money to me! But if someone is willing to pay it then it's great!

    Things are definitely moving down there

    Kind of seems like it's slowed down past few weeks?
    Be interesting to see what Easter brings
    I think there's a few properties that might need to drop there asking but happy to be proven wrong

    There always seems to be some properties down there that have seemingly unrealistic asking prices, I can only assume that they are in no real hurry to sell and just trying to get maximum sale price.

    I wonder if it's a little bit of seasonal demand, if people buy now they will get there house in winter. I spoke to a few agents a while ago and they were saying winter was there busiest time because everyone had plans of settling around spring and having time to get settled and do small cosmetic renos before summer (this is obviously only for holidaymakers but they do make up a fair section of the market)

    Just found out that another block that came back on the market in Whytesands Estate, Cowes on Sunday the 25th of March has sold in less than 72 hours at an asking price of $249,000 which would be somewhere around $100,000 more than its previous contract price.

    I also found out that another release of blocks in the Whytesands Estate is 3 to 4 weeks away so that could be a real test to see if the demand is holding up or not.

    could be right there
    when we put our property up for sale late last winter friends and relatives were questioning wether it was good timing.
    person who bought it settled 30 days so they could have it for start of summer

    yep land is skyrocketing
    even land in corinella is about 200k now

    once the land really dries up it should become only slightly less in value then the cheap beach shacks so 320-350k I reckon.

    don' think it will get over that in this cycle but happy to be proven wrong
    that would be doubling in value in only a couple of years

    Below in bold/italics is the contents of an email I received from Daniel Martin of Shoalhaven Estate, I have no idea if the block has sold yet as it has only been 30 hours since I received the email::

    "Good Afternoon,

    There is some exciting news at Shoalhaven Estate, we have had 1 block come back on the market and is now available for you to purchase. This block will not stay on the market for long, so you will need to act quickly to secure this fantastic opportunity.

    Lot 335 is the last block of Stage 4. It is a West facing block, 448m2 16m x 30m, it is anticipated to title October/November of 2018.

    The price for this block is $244,000.

    Thank you for your reply! Looking good but unfortunately too small for us. However we will keep looking, preferably around Seagrove and also it's quite expensive for the size and the estate.
