    I thought mangroves provide vital habitat for fish. Who eat mosquitoes. Which means less mosquitoes. Plus whole of Australia is mosquito infested. So I would bet prices are low for other reasons.

    I've got family who live next door on macleay and they love it.

    The community is really strong, with a village kinda vibe. Still has access to all the infrastructure of a metropolis and yes, prices are stupid cheap.

    It's not everyone's cup of tea....but for a lot of people It's absolutely perfect.

    We were up there for a week over the summer.
    We stayed on McLeay Island.
    We have stayed at Coochiemudlo before, which is more like Russell Island with not much there except houses.
    We really enjoyed McLeay as they had supermarkets and a school and you could go out for a meal, so much better serviced than we expected.
    The ferry was a highlight for the kids, but I wouldn't like to commute it.
    A great place for a sea change and early retirement :)

    I think it can be done for that price ,plus the business model the gentleman snake catcher runs would work well on those islands..good luck to them both..At last a good news story..

    I actually emailed council after reading that Domain article about the couple. Have not heard back as of yet.

    The couple purport to be able to use $40k worth of grants to both buy the land AND build a tiny home (kicking in another 40k of their own money totalling $80k all in).

    But if the tiny home they intend to build is on wheels then it is a vehicle and not a permanent residence hence $25k of that grant is not accessible to them. But if the tiny house is not on wheels then it is a permanent dwelling of which, based on my perusal of the Redlands council website, a tiny house as a permanent residence would require a certain minimum dwelling square meterage size to be habitable full time (not just as a holiday home) and I question just how much square leverage 40k would buy them...

    I fully commend them and wish them luck to do it. I really hope they can. Heck, that's why I researched the council's website on it. Whilst Russell island isn't for everyone, land banking $15k, 600sqm subdivided land could be a smart opportunity if held long enough until infrastructure goes in.

    Pretty sure the Federal $25k grant you need to spend $150k on construction so they wouldn't be eligible for that grant.

    It mentions $150k for renovation. I didn't see a value needed for new build

    The grant fact sheet can be found here:

    There is no minimum for a new build as per that advice, only for "substantial renovations".
