    Hi all, looking at building a house to live in and subdividing land on a rural block in bass coast.

    0.9ha,
    road access
    No services
    Water, Power is nearby
    Sewer is 200-300m away
    Low Density Residential
    Vegetation Protection Overlay
    Few (young) native trees all grouped together in an area

    Any idea of a rough guesstimate on the 1) (likelihood and) timeframe and cost to get a subdivision approved (2or3) 2) cost of getting all the services in there?

    0.4 ha lot(s) where there is no sewer - so you can subdivide without sewer
    0.2 ha lots if sewer is to the site

    VPO - not an impediment to subdivision - may be to building - depends on the extent of vegetation

    Time frame - planning approval - 4 - 5 months
    Subdivision, add 6 months

    We have done two rural subdivisions recently where there are no services. Tufan is probably about right but it took us almost two years to get everything sorted out. Relatively easy really.

    How strict is the council likely to be on the 0.2ha? Like if it's 0.19ha is there some leeway or is it a strict rule?

    Rural land cant be easily subdivided. Contact council. What is their lot size rule? Access.?

    It's zoned low density residential so according to council the minimum size is 0.2ha but the total size of the land is 3997m2.

    Will they allow it?

    Where did you calculate the land size from? Different sources can have slightly different land sizes.

    Given how close it is to the minimum requirements, i would be talking to a land surveyor to confirm what the land size of the property actually is. This may be done with an hour or so desktop investigation, or if the titles are old or there is uncertainty, a title re-establishment may be required to confirm.

    "0.2 hectare for each lot with connected reticulated sewerage. If no area is specified each lot must be at least 0.2 hectare" - Check the schedule to the zone, if there is a schedule - it MAY specify a smaller subdivision area (but I doubt it). No discretion to vary or reduce the minimum - it says "msg" not "should". RIGID
    As lixas says - check the title/area, DO NOT RELY ON THE COUNCIL to do that for you

    Everyone else, please put your hand up if you believe what a Council officer tells you....hmmmm

    Yes the s32 has 3 different land sizes depending on what the source is. It would be disappointing if the council did not allow the subdivision because it was 4m2 shy of the 0.2ha requirement.

    Check the title, that is the only source that will matter,. The title gives you the lead land area
    The Council doesn't have the power to allow a subdivision below the minimum lot size, even if they wanted to
