    They’ve been doing that for weeks and throughout the night as well.

    I imagine multi-train operations are the focus of regulatory/safety testing at the moment.

    I also understand they did individual testing of each of the sets.

    Rouse Hill Metro Station now complete.

    Landscaping complete and fencing now down.

    Expected to open 26 May.

    This just came up in my FB feed also....They've floated a few ideas for that site over the years...Should turn it back into a golf course ;)

    I didn't think they had built homes on Mungurie Golf Course...They built the school where the club house used to be and the AFL oval where the mini bike club used to be.

    They built out the old 9 hole Royal Rouse Golf Course years ago though.

    A significant increase in interest in apartment sales at Rouse Hill.

    A few factors:
    1. They have moved the sales location from a hidden shopfront near woolies to the food court.
    2. Metro opened last week.
    3. Sentiment after the election.
    These are mainly developments located near the hospital site.

    Will keep observing.

    Lots of people using the Metro today. Has certainly made this area a more accessible destination.

    607X bus service was good but doesn’t beat the connectivity options the Metro provides.

    Will be interesting to see what this sells for. $1.095M seems optimistic for a 3-bedder but great location.

    Similar properties in the $800k to $900k ballpark but further from the town centre and station.

    21 Bascule Street, Rouse Hill, NSW 2155

    Subject to approvals could potentially add a studio above the garage for less than $75k. Could perhaps rent a studio for $300+ per week in that location.

    4 Narawang Street,This land at Rouse Hill just a few minutes walk from Rouse Hill Town Centre just sold for $606k.

    8 Ngara Street, Rouse Hill, NSW 2155

    A 10 minute walk from the train station.

    If they keep the build cost under $500k then could be sitting on $200k equity if they do a carefully-designed double-storey home.

    New apartments approved for one of the fringe sites at Rouse Hill Town Centre.
    • all of the North East side is covered by new blocks or DAs
    • now about 30% of the South East side is covered by new blocks or DAs
    • there are vacant fringe sites for apartments next to the cinemas (opposite the sky train and between White Hart Road and the Railway Station )
    • the section of vacant land across Rouse Hill Drive will be joined onto the town centre, there will be both shops and apartments in this area

    I'm looking at the new properties offered along Tallawong Road and I'm wondering why there is nothing coming up when I try to search for sold ones?

    I'm trying to figure out how much were the previous land/H+L packages sold for..

    Thanks guys.

    In general, try to find out how much the total contracted price varied from what was advertised.

    Hi @wombat777 appreciate your response mate. What is the difference between the contracted price and advertised price? Sorry I'm not yet well versed with these terms.

    Advertised price is just what they quote on the real estate websites.

    Contracted price is the price that ends up on the contract for the H&L package. That's what you ultimately end up paying.

    Most H&L packages are "fixed price" contracts these days. A "turnkey" contract will include all site costs, floor coverings, driveway/path, basic landscaping, lights.

    Another area where you can have variations is when you go through and select the fitout for the home ( floor coverings, powerpoints, kitchen, bathroom, etc ). A certain range will be included in the advertised price, so if you make changes to better quality items you end up paying more.
