    thanks ... not looking to buy land though. I hear there are established properties in older estates which were developed a few years ago. Thinking I may do a DA decades later or may be in the next cycle. Is that possible inside an estate? Or more importantly do estates ever get rezoned?

    Would think 10+ year horizon.

    No timeframe or definitive statements but there is a hint .... ( which I have marked )

    Would be highly speculative to buy in this area but could be a winner ...

    A fabulous location for the hospital! I was eyeing off that site as a good location. So sensible to locate it acrross the road from the train station.

    The NSW government has announced the site of the new North West hospital, revealing it will sit next to Rouse Hill town centre and the yet-to-be-opened Rouse Hill metro station.

    Health Minister Brad Hazzard, standing at the site alongside local MPs, said the hospital would be at 768 Windsor Rd, Rouse Hill.

    Yup and with all these new infrastructure going in I think there would give those off the plan units a fair bit of support.

    Will be great for keeping house price median stable in the area.

    So much employment coming with the growth of the town centre and the now the hospital.

    The train is also a very attractive proposition for people that want an easy commute to Macquarie Park, Chatswood etc, etc

    I wouldn't be surprised that it will take another 8 years before they build it. After all it took them 4 years to announce a site....

    And now would be a great time to start thinking about parking when there's a hospital, shopping centre & train station all in the one place!

    I thought the same thing.

    That aside, I hope they plan a reasonable pedestrian linkage to the railway station. The hospital will lead to a significant increase in pedestrian traffic at that intersection.

    I wonder what the plans are for the old quarry next door to the site ...? It’s a larger site.

    On rolling 12-month data the Rouse Hill median seems to be supported by the pending opening of the metro. A slight drop for end December and end of January. Currently at $1.125M from data on realestate.com.au.

    Will be interesting to see how it goes over the next 12 months. Metro is expected to open in May.

    Rouse Hill is unique as it includes two Metro Stations. I've marked locations in the context of the suburb boundary shown below. Factors which I think will help support the median for houses.

    Lots of supply coming on for units however. But I think developers will delay commencing construction of some of them ( if they can manage their holding costs for the sites ... wonder how many were secured with options contracts? ).

    For weeks i’ve been hearing testing of the trains on the metro at night. My place is about 500m straight-line distance from the viaduct adjacent to Windsor Road. Concrete sides on the viaduct help to dampen the noise. The trains are fairly quiet.

    I visited the community open day for the Rouse Hill Station last Sunday.

    Yesterday I attended a property event at rouse Hill and they just received confirmation from council the approval for a new shopping centre right next to Tallawong Station

    Interesting ... this block has popped up for sale only a short walk from the town centre (less than 5 minutes) and train station (less than 10 minutes).

    Due to zoning and with very clever design can probably do a dual-key property ( but would need to check with council or a town planner ).

    There are a few properties nearby that combine a 1 bedroom dwelling with a 3 or 4 bedroom dwelling (wishing i did this when I built my place).

    I've marked approximate walking-time circles for the train stations in the area. These are based on radius of 500m (red circles) and 1km (blue circles). Any of these areas will be nominally less than 15 minutes walk from the train stations.

    This zoning diagram is from 2013. Not sure if it still correct but I expect the shopping centre will be going in the B2 & B4 zoned area in the middle of the diagram.
