We are looking to buy a 3-4b house in Rouse Hill around 1.1m mark. Given that there will be fantastic connectivity to rest parts via new train line and growing infrastructure. Is there any specific street/area of Rouse Hill we should focus on esp we are also after good primary school.
If you're after schools, do your research on which school you prefer. Then check the zoning for the school, and work out streets from there. There isn't much on the market fitting your criteria that I'm a fan of..
If schools is really important and you still want to take advantage of the new train line, then you should consider Cherrybrook. Yep, and every parent in Sydney should want to have their kid taught by Eddie Woo, the superstar maths teacher from Cherrybrook Tech High School. Eddie Woo was named Australia's Local Hero for 2018
He was a teacher at James Ruse but decided to take up the Maths Head teacher opportunity at Cherrybrook a few years ago. One of the comments on his Facebook was that property prices in Cherrybrook would be positively impacted!
I've marked approximate locations of schools with rectangles. Also added approximate walking times (guesstimates) for train station. Look into whether there will be a new school in the Cudgegong Road precinct ( although don't recall it).
You will get more for your $1.1m budget in freestanding housing north of Rouse Hill town centre shops but need to be mindful of proximity to power lines (Caddies Creek side) and also block sizes. Most houses in this lower price bracket will be anywhere between 250-500sqm blocks on average. I like Cherrybrook and we've bought for many clients here over the last 13 years but it is pricier and you'd be lucky to get a freestanding house for your budget- duplexes or townhouses only I'm afraid. Then again if you're not shy about power lines or renovators delights you might find something. Happy hunting!
Isn't it possible to wait for a year or two and then buy? By then you'll have clear info on where Sydney market would be heading after supposedly having peaked out just now. You are unlikely to face any opportunity loss in Sydney by waiting for some time in slowdown. I am just going by an assumption that the market is unlikely to move to growth trajectory again in as short time-frame as 2-3 years..
Any rouse hill experts ? I am looking for reviews of the highlighted area. What are some pro/cons of this pocket ?
Check out walking distance / time to the train station. Probably 20-25 min at a guess. Looks like there is a walking path from Watergum Cres to Greensborough Ave. You might get noise carrying from the sports fields. Potentially traffic noise on Withers road.
CONS: - Really loud beeping every 20 minutes on the weekend due to the netball courts. - Withers Road is a race track. - Rouse Hill community centre always seems to have loud parties on the weekends. Plenty of brawls etc there too, followed by overflow through the grassed area near Sandlewood Close. PROS: - Otherwise a generally quiet area. - Walk-able to the shops and train (30mins) - Close to Rouse Hill Town Centre, Rouse Hill shops, North Kellyville shops. - A couple of decent schools nearby - Generally low crime rate If you want to live in this area highlighted, choose the Eastern side of Withers.
How about mile end road side of RH? The pocket at the corner of withers and mile end seems to be nice but mile end road has nothing on the other side which makes it less attractive and feels kinda isolated.
Do you mean South West or North West of the Withers Rd and Mile End intersection? If you're looking that little bit further West, I'd personally choose the South West area. As long as you don't back onto the bushland between McCabe Place and Claxton Circuit (the whole strip from Clower Ave to Windsor Rd). This strip has the same issues from the community centre. The area in general is nice though. If you have a dog, Connie Lowe Reserve is full of people all times of the day with their dogs. Its pretty awesome.
