Rough Costings? Large reno projects

    Hi guys,

    Looking at a couple properties in Brisbane at the moment (Logan and Ipswich areas) requiring renovation - all single level brick homes. Was wondering if anyone could offer their thoughts on rough costings for each of these items?

    Also, does anyone have builders they can recommend for this sort of job?

    Planning on transforming them into fairly modern homes with medium quality finishes (end value will be circa $500k).

    The following items are needed:
    Repaint throughout - approx. 110sqm
    New carpets in bedrooms - approx. 33sqm
    Rebuild 3 x sets of BIR's
    New tiles throughout lounge + kitchen + entertainment area + hall - approx. 65sqm
    New toilet -
    New bath/shower combo -
    New basin in bathroom -
    New tiles throughout bathroom - approx. 7sqm
    Complete new kitchen -
    New vanity in laundry -
    New floor tiles in laundry - approx. 4.5sqm
    1 x split system a/c -
    3 x fan/light combos in b/rooms -
    New lighting throughout house -

    Also one of them in Ipswich has a shed out the back which is approx. 33sqm. I was thinking of turning this into a games room/teenagers retreat etc. So would need to gyprock the walls + add a false ceiling + fan/light combo. Anyone know a rough costing on this?

    Any help would be appreciated!

    Can anyone recommend a builder who can help with renovations of this size in the Logan area?

    You need to ring up the appropriate trades and get some rough quotes.

    If rough coatings = x

    Then total cost is = (x+10%)x2

    We used to have a guy that went by the name Pa1nter on SS.

    He is a painter and has a number of Youtubes where he shows techniques etc and from that I would say he is pretty good. You could try contacting him and seeing whether he has any other tradies contacts in the Ipswich area.

    Costs will depend on your contacts, complexity of some of the work and quality of materials used

    The following items are needed:
    Repaint throughout - approx. 110sqm - $2000 - $5000
    New carpets in bedrooms - approx. 33sqm - $1000 +
    Rebuild 3 x sets of BIR’s - $1000 - $2000
    New tiles throughout lounge + kitchen + entertainment area + hall - approx. 65sqm - Labour would be around $50 per sq possible cheaper say $3000 for tiling plus Demo of old tiles and new tiles would be extra and depends on quality- Say $30 per metre for a good tile allow $2000. So total would be $5000
    New toilet - Plumber at $60 per hour - not that long to do + toilet should be $300
    New bath/shower combo - Need Chippy to install it and build frame
    New basin in bathroom - Install by Plumber $60 per hour Say $200
    New tiles throughout bathroom - approx. 7sqm - Demo, laying new tiles, screeding, possibly re sheeting walls and waterproofing - $1000 - $1500 - Probably cheaper if you combine it with the other tiling
    Complete new kitchen - Demo/removal of other kitchen - depends on quality of kitchen and bench top -$5000 - $10000
    New vanity in laundry - allow $500
    New floor tiles in laundry - approx. 4.5sqm - Get one quote for the tiling
    1 x split system a/c - - $700 for AC + $700 install = $1400
    3 x fan/light combos in b/rooms - Supply and install by sparky $300 -$500
    New lighting throughout house - $1000 for sparky to install and supply LCD lights

    I get to $28000

    But allow $35000. If there is asbestos in property allow more.

    You would need to find a builder to do it

    The more experience you get the cheaper it will be for future renovations.

    My first bathroom renovation cost me $11k..got ripped off.

    My 2nd bathroom renovations cost me $6000- for a similar bathroom re did the whole bathroom. Full gut job.. I had my tiler demo and resheet the bathroom, waterproof and tile, chippy build frame for tub, plumber do his bits and painted room.

    These bathroom did not have asbestos in them
