Roof repair/restoration reasonable quotes

Hi all,

First time restoring/repairing my roof. I was wondering if $4200 is a reasonable quote for:

1) repointing/re-bed
2) gutter clean
3) pressure clean/paint and coat
4) fix/replace/repair any broken tiles

Is there anything else I'm missing that I should include when repairing and restoring my roof to its optimal condition?

Can you share your experience?

I just got quoted the same price for valley replacement, ridge tiles to be repaired and pointed, new soaker flashing, roof repointing where required, weep holes to be installed and replacement of broken tiles. Bit shocked as he initially said $2500-3500 but I understand that the repairs required might be more than what the roofer was expecting from my photos. Your quote seems reasonable if it includes repairs as well as pressure cleaning and painting.

 

Hi Team, I am looking to put solar on tge roof and did some basic inspection and found out some of the tiles are not 100% due to age I guess (see pics). I do not know the technical term but would I need Roof Restoration or just roof spray paint to fill the cracks etc? Overall it looks ok

 

@Never giveup Cleaning, replacing cracked tiles, pointing & replacement of flashings are essential maintenance to prevent water ingress, painting is purely cosmetic (but most visible & value-add).

 

Thank you @Scott No Mates, so if I am gonna get quites- do I just ask for Repair or actuall Roof Restoration?

I do not want to put solar and then something goes wrong with roof and get double bill

What is the paint coating they are using? Its the most important part nobody asks about.

Many use standard plastic "roof" paints which will look ok for 18months and are like lipstick. They wear off. Not a roof coating. An aussie tile roof needs more. Some use specialist coatings such as Taubmans Armawall & Dulux Acratex which is like a highly plasticised coating. Its like the proverbial stuff on a blanket and is very tough and fade resistant. .Tinted any colour. It lasts a LONG time. Its nothing like paint.

Love a quote for 5 broken tiles. Once they get up there and if they paint allow for the other 30....or more.

Wedbesday 2 tradies booked as they said in lockdown they are considered essential service

 

Update- so far receuved 3 quotes- 2 came on site and one via phone, aparently he can measure the roof by app and invited me to meet him at a place he was working (lol).

1.$2800 incl gst with full restoration and 2 primer and Dulax paint
2.$3250 excl gst and full restoration with extra tiles etc , no details of thepaint provided -via app
3. $4000 incl gst- best customer service, very good reviews and detailed info. Doing couple of extra things and using Regent Paints. Only giving 15 tiles

Hi @Never giveup which roofer did you go with and how were the results? I'm looking to get my roof cleaned as well but my quotes are a bit higher than yours.

 

Geez the quotes here look very expensive.

* Repointing should be $800-$1200 for a single storey MAX and that should include any tile replacement for say 20 tiles. They are like $5 each or much less in some places.
* Gutter clean? LOL go do it yourself or else get any handyman to do it. $180
* Clean and Paint $1000.

All of this work should max work out to be $2500-$3000 MAX. Go shop around and use places like Service Seeking, Hipages and Airtasker.

I just done a house in Brisbane replace all broken tiles around 20 and sand down old mortar and repoint all ridge caps for $1400 all up.

 

Boys have done a great job, I used Showtime Restorations. Speak to Hani there, they had to do the work over 2/3 days due to weather conditions.
