Roof repair or replacement

    I have a property in Chermside, i think built in 1960s. My agent advised me with roof requires substantial repairs that cost 9K, these are the description of the repairs I was given.

    Immediate roof repairs would be re-point top ridge approx 1m replace 1m battern where collapsed in front valley including re-bed and point 1m of hip remove debris removal of front bedroom gyprock due to mould.

    Does that sound correct for 9K repair ? Also recommended was a full re-roof costing 19K due to porous tiles. Is it really neccesary to do a complete re roof ?

    Also would anyone know a good reputable roofer to help me assess my problems ?
    Any inputs and advise would be greatly appreciated!

    Sounds a bit rich IMHO.

    Repoint a roof & repaint shouldn't cost $5k

    Replace section of ceiling & repaint say $2-3k

    You'd probably be replacing the valleys & resupporting them too.

    PS your roof tiles are close to 60 years old, they've had a fair run.

    Tiles don’t become porous! There is a lot of information around about this.

    But somehow the myths continue.

    Are the tiles terracotta or concrete?

    I'd get another quote. We had a roofer tell us we had to replace a roof (60s brick and tile house) when we got one in to help us work out why the ceilings were going mouldy. Second roofer (recommended by the builder were were using on another IP at the time - so wasn't going to stuff us around) told us first guy was trying to rip us off. Roof didn't need anything done. All we needed was better ventilation, whirly birds fixed it.

    Your problems are different, but you might still be being lined up to be ripped off. Second opinion required.
