    Hey sash so you prefer to buy ride the boom and sell near the top ? Is this only assuming your capped out and need to sell to buy at the bottom.else where and make more money instead of waiting 10plus years for next boom cycle ??
    Back in the days with no doc loans you can keep buying now this is probably the best strategy aye ?
    Any1 else have thoughts on this ??.

    Got nutin in Hobart but have one in Adelaide. Bought for 180k looking to let go for about $450k. Last one in Adelaide

    I don't work any more now a professional loafer. Trying to get number of properties under 20 ..high was 34. No plans on further investing just a nice PPOR

    Have repurposed in the past via security swaps. So in a sense yes went into another market to accelerate growth and profit.

    R20 is one of the density zonings. It's a lowish density where the minimum blocks size is 350sqm and the average block size is 450sqm so you need a 900sqm block if you want to subdivide it. It is the most common density for single family home blocks.
    Most councils use Intramaps and zoning information can be found there.

    Yes I would be budgeting for a decrease when tenants leave. There will be long term increase due to overall economy so might not go back to exactly the same but it will go down when supply increases.

    At 5% vacancy the news will start writing articles like this telling everyone to ask for a rent reduction Are you paying too much in rent?

    I done some reading so R20 seems require the most land for you to subdivde , and most of perth is rated as r20 or would each council be different and you just gotta find that out by jumping on the council website or the phone i guess?

    There are densities lower than R20 which require more land but R20 is the most common in suburbia except where rezoning projects have happened to increase density. Each council uses the common set of density codes or rcodes defined by the WA Dept of Planning. A lot of Perth is R20 but it shouldn't be assumed. Council website or phone will confirm - some REAs will put in the advert what it is but might not be accurate.

    Paid 420K, lots of land, rents for $480
    Secret Harbour paid 440K rents for $500
    Looking in regional QLD for number 4 at the moment

    I just bought in Rockingham and now am looking in Bundy (Bagara specifically) or Rockhampton.
    How's the insurance for Bagara?

    Bargara, was $1200 with Budget Direct, such a great area so lucky to have gotten the place we did
    10 offers and ours was taken cause we had no conditions,

    We’re looking there again, such strong CG predictors and the yields are all around 6%, for now!

    This guy isnt a buyers agent so how is he getting ppl to buy in certain areas exactly?
