    As expected, advertised price $511k, offer as per Open Negotiation $501k, definitely someone who doesn`t know how it works thinking the $1k more will make a difference. By the way this is a premium price, it looks like the vendor is not moving overseas anymore thanks to the huge profits :)

    500k+ really isn't that premium anymore.
    People have paid high 400s for 600sqm blocks east of Read st

    :D this agent is a master at playing games. Every listing is an urgent sale. I would avoid him at all costs but seems like poor interstate suckers keep falling for his gimmicks.

    But prices continue to rise and there are several agents in the area that are getting higher highs
    What is driving prices north is simple buyer demand is higher than stock available

    Summer is always better time to sell in beach side suburbs. Lets see where the prices are in December. I expect higher than today

    We only settled 2 weeks ago and we've had more than 10 applicants at 5.57% yield, just in case people yields have disappeared.

    super tight market. I expect ongoing rises
    Its a land lord market

    Speaking to one of the top selling agents today

    Still very hot market, 3x1 in Coolingup on main road sold 2 weeks ago for $390,000. Selling within days, multiple offers

    Many of the Investors can no longer afford to buy beach side :)…….so they are buying wherever they can. Pushing prices north
    House on decent size block is the winning criteria

    we are going to see higher highs as spring/summer approaches.
