Rip kitchen out or paint over it?

    Yes. Definitely paint the bench top different color. Rustoleum ?
    And again great suggestion to rip the vinyl floor. You could have timber flooring beneath.

    After - sub-$500 for cabinetry (framed; cleaned/primed/painted; new handles); resurfaced benches; and install of 2 new sets of spotlights in the kitchen/rumpus area. Certainly achievable.

    absolutely and much cheaper and a great makeover

    if you are not selling why do anything? how much extra rent for the extra $

    if selling then this is when you would look at cosmetics including floor tiles etc
