I just got a letter that said that the two properties across the road might get rezoned from R2 (low density residential) to B5 (business development) while my property is R1 (medium density residential).
So my question is, is this a good thing or a bad thing?
The property is in the Gosford area and I'm planning on putting townhouses on the block in 5 to 10 years.

    Good. Solidly good.

PM me details of you want. My office is in the Gosford LGA so happy to help.

R2 is a very restrictive zone in Gosford so business zoning is very much a positive if you want to increase density. If nothing else it will largely head off complaints from residents over the road when you want to increase density.

You mean your property is already R3, and remains R3 after rezone across the road?

    R3 should be medium density

    Sorry, "General Residential" or R1.
I knew it was higher density than R2, but didn't know what the title of the zoning was.

Does this mean that you might be up for a rezone in the future? This would be very good
