    We receive a monthly rental return from the property - the average has been 7.75 cents pa for every $1.00 unit (it has been rising ~ the actual net rental yield is 9 cents per unit).

    Since inception, it's been roughly 5 years hence 7.75 x 5 = 38.75 ~~ let's call it 40.

    On top of that, the unit values have gone to $1.40, so all up 40 cents CG + 40 cents rent (already in pocket) = 80 cents.
