Retirement Housing - Is it easy to rent it out ?

    Hi guys,

    Find many retirement houses are lower in prices than usual. I understand the rents are also lower. But is it easy to find the tenants for that.

    What are the aspects of ret houses that are different from the regular houses that are sold

    Sigemup, what is your goal?

    You cannot have a dart board approach to property investing.
    Seems like you are targeting all of Australia, and a number of strategies.

    If they are Lease for Life property then they can't be rented out and yes are often cheaper than normal housing as it's a lease with monthly/fortnightly fees (hefty!!!) plus refurbish fees at the end of lease plus others.

    If they are ones where you actually own it then it's likely that they are market value

    Over 55's investments is not a good idea.

    I know that demographics are on your side, but this asset style limits your potential tenants to a very narrow slice of the population.

    The better strategy would be to purchase a property with attributes that appeal to older Australians (low rise, outdoor area, good natural light, no hills when walking to transport), but without the bi-law restrictions towards over 55's.

    @Rolf makes an excellent point as well about Finance.
