    Can anyone advise / recommend a research tool to help determine the current cost of land for a particular area?

    Any subscription with reliable property sales data such as rpdata, pricefinder etc.

    Then doing your comparisons manually. I wouldn't trust any sort of automated report for anything but the most basic of assessments.
