Doing a bathroom renovation in a 2bdr unit and need to replace the old gravity fed HWS.

What is the most cost-effective hot water system to replace it with?

The unit has gas supply so can choose between gas and electric.

    Gas instant is best imo

Over here there's a rebate for swapping from elec to gas. Check out whether there is there.

Thanks - instantaneous over storage due to energy savings for the tenants?
