Replace external door

    Does anyone have idea on how much I would be expected to pay to replace an external door into a garage?

    Apparently my existing door has swollen due to water, making it not able to be shut properly. When the tenants have forced it, it has split sections off the edges.

    PM has gone ahead and got a quote, recommending replacement of door, using exisiting hinges and locks. Total cost $530.

    Seems expensive to be me, but i have no experience in this area to go off.

    Are you anywhere near the IP? You can get a really nice door for $150 at Bunnings, rebate hinges for $10, you might need a planer.

    I have just replaced the back door to my Garage.
    Pricing from Bunnings:-
    Solid timber door$89.90
    Delivery $35.00
    Door handles $30
    Installation $159
    The door still needs painting, but still a lot cheaper than you have been quoted.

    Check gumtree for a handyman that mentions door installs.

    I had externals fitted for $100 each, he picked them up from bunnies for me, charged trade price I pay.
    Plus you'd also have cost to paint.

    Ask him to smear silicon along the bottom edge of door and where ever he cuts for hinges etc (raw timber), helps prevent future water damage etc.

    Definitely check out Gumtree or similar - our external (solid core) doors have cost $270 - that's supplied and installed, with new hardware as well, but not painted.

    Flush panel external door 820mm approx $90, plus install cost (via Bunnings) of $160 (includes fitting and installing handle etc) Plus painting.

    I'd look for a door from a demo yard, already painted.

    You need a recommended and reliable handyman who can pick a door up from a demo yard instead of picking one up from Bunnings. Either way it has to be picked uo from somewhere.

    Maybe try and ring around yourself and get some more prices yourself of local handymen.

    Explain the situation and that they will have to liaise with the PM.

    could be high, but it also depends on location and availability of trades people...if there is a shortage of tradies in the area, then they tend to charge a premium...a lot of tradies I know are flat out and don't want to be bothered with a little job like that, so may quote high either to scare you away, or make it worth their while if you say yes.
    You have the labour cost of removing the existing door and hinges, clean up the door frame, remove existing hinges and locks, refit hinges and locks to existing door - which will probably need to have new hinge recesses cut in, maybe trim the door width and height, cut holes for door lock and knobs, plus a call out fee perhaps, and pick up the door from a supplier.
    If absolutely everything goes right with fitting; possibly about an hour to do that...but that never happens....something always goes wrong somewhere..he has probably also factored this into cost of labour.

    But you also need:

    Someone to liaise with tenant and arrange access.
    Someone to supply keys if work done while tenant not home. You can’t expect the tenant to sit around all day waiting for someone who may or may not turn up.
    Someone to remove and dispose of the old door.
    Someone to check exact measurements to ensure correct fit, buy the door and bring it to the job. If delivered, take responsibility if stolen.
    Someone to fit the new door.
    Someone to paint the new door, if necessary.
    Someone to check everything done correctly.

    And someone who will give good follow up service if you are not happy with the finished job.

    It’s hard for you to organise all that from interstate.

    Ask the PM to get more quotes. And to amend the current quote for a cheaper door. If you are happy with the quality of a Bunnings door, specify that quotes are to be for that item, assuming that the old door is exactly the same size as current Bunnings doors.

    If the door has been damaged due to weather (ie no eaves or overhang to protect door) you may be better to replace with a fibreglass door. Slightly more expensive to buy and install - it may save you doing the same job a few years down the track.

    The quote is high, but it's not that high. There's quite a bit of labour involved and a proper exterior rated door isn't cheap.

    If you plan to hold onto this IP for 10+ years, I would be mostly concerned about the quality of the job. Very easy to skimp on the door, door furniture and painting in a way that makes it fall apart again in less than a decade.
